How much notice does a landlord have to give for unpaid rent in Arizona?

Short answer

Before filing an eviction: 5-day written notice for unpaid rent, 10-day notice to cure a material breach

Notice: At least 5 days after written notice of nonpayment (10 days for a curable material breach) before filing a special detainer action

If rent is unpaid, give a written notice of nonpayment and of your intent to terminate; you can file a special detainer action only if the tenant does not pay within five days. For other material breaches, the written notice must give the tenant ten days to remedy the breach.

"If rent is unpaid when due and the tenant fails to pay rent within five days after written notice by the landlord of nonpayment and the landlord's intention to terminate the rental agreement if the rent is not paid within that period of time"

"the rental agreement will terminate on a date not less than ten days after receipt of the notice if the breach is not remedied in ten days."
