How much notice does a landlord have to give for unpaid rent in Connecticut?
Short answer
Unpaid rent: the lease can be ended only after the 9-day grace period (4 days for a one-week tenancy), then with a notice to quit
Notice: After the 9-day grace period (4 days for one-week tenancies) the landlord may terminate with a notice to quit (served at least 3 days before the quit date)
If rent is unpaid when due and is still unpaid nine days later (four days for a one-week tenancy), the landlord may end the rental agreement through the notice to quit process, which must be served at least three days before the quit date.
"If rent is unpaid when due and the tenant fails to pay rent within nine days thereafter or, in the case of a one-week tenancy, within four days thereafter, the landlord may terminate the rental agreement in accordance with the provisions of sections 47a-23 to 47a-23b, inclusive." cga.ct.gov
Notice to quit: at least 3 days before the lease ends or the date to leave Verified
Deadline: Serve the written notice to quit at least 3 days before the lease ends or the quit date in the notice
To get possession (for example when a lease ends by lapse of time or for nonpayment), serve each tenant a written notice to quit in the statutory form at least three days before the lease ends or the date given in the notice.
Who it covers: Tenants who are 62 or older or have a disability and live in buildings or complexes of 5 or more units can be evicted only for good cause (CGS § 47a-23c). Delivery must be by a proper officer or indifferent person.
"at least three days before the termination of the rental agreement or lease, if any, or before the time specified in the notice for the lessee or occupant to quit possession or occupancy." cga.ct.gov
"this section applies to any tenant who resides in a building or complex consisting of five or more separate dwelling units" cga.ct.gov
Notes: CGS §§ 47a-23 and 47a-23c. Medium: CT eviction notices have several steps and exceptions (good-cause protection, federal notice rules for covered housing); confirm before serving.
