Within 14 days (excluding weekends and holidays) after move-out and the tenant's demand: send the itemized deductions and refund Verified
Deadline: Within 14 days after move-out
After the tenancy ends, the unit is handed back and the tenant asks, give the tenant an itemized list of all deductions with any amount due within fourteen days, not counting Saturdays, Sundays or legal holidays. Deposits and prepaid rent are capped at one and a half months' rent. Wrongful withholding can cost twice the amount withheld.
"Within fourteen days, excluding Saturdays, Sundays or other legal holidays, after termination of the tenancy and delivery of possession and demand by the tenant the landlord shall provide the tenant an itemized list of all deductions together with the amount due and payable to the tenant, if any." azleg.gov
"A landlord shall not demand or receive security, however denominated, including prepaid rent in an amount or value of more than one and one-half month's rent." azleg.gov
"the tenant may recover the property and money due the tenant together with damages in an amount equal to twice the amount wrongfully withheld." azleg.gov
Notes: A.R.S. 33-1321(A), (D) and (E). The calendar shows 14 calendar days from move-out, the earlier, safer date; the statute counts business days and starts on the tenant's demand.
