How much notice does a landlord have to give before raising the rent in Virginia?

Short answer

Owners of more than 4 rental units: notice of a rent increase for the renewal term at least 60 days before the lease ends (90 days from July 1, 2027)

Notice: At least 90 days before the lease ends

If you own more than four rental units, give written notice of any rent increase for the next lease term to a tenant who can renew or whose lease renews automatically. The current law requires at least 60 days before the lease term ends; the version effective July 1, 2027 requires at least 90 days, with a renewal reply deadline at least 30 days after the notice. The calendar uses 90 days, the safer date.

"Such notices shall be provided to the tenant no less than 60 days prior to the end of the rental agreement term."

Notes: Va. Code 55.1-1204(K): two versions on the official code site (effective until July 1, 2027: 60 days; effective July 1, 2027: 90 days). Medium confidence because which version applies depends on the notice date; the calendar uses the longer 90-day period.
