Minnesota landlord deadlines
Statewide rules for Minnesota. Cities and counties can add their own rules. Statutes and agency pages: revisor.mn.gov.
Within 3 weeks after the tenancy ends (5 days after a condemnation move-out): return the deposit with interest or a written statement of reasons Verified
Deadline: Within 21 days after move-out (5 days for the tenant left because the building was legally condemned)
Within three weeks after the tenancy ends, and after receiving the tenant's mailing address or delivery instructions, return the deposit with 1% simple interest or give a written statement of the specific reasons for withholding any of it (5 days if the tenant left because of a legal condemnation not caused by the tenant).
Who it covers: The clock runs after you receive the tenant's mailing address or delivery instructions. Mailing first class within the deadline counts. The landlord bears the burden of proving any withholding; bad-faith retention adds penalties.
"within three weeks after termination of the tenancy; or" revisor.mn.gov
"and after receipt of the tenant's mailing address or delivery instructions, return the deposit to the tenant, with interest thereon as provided in subdivision 2, or furnish to the tenant a written statement showing the specific reason for the withholding of the deposit or any portion thereof." revisor.mn.gov
"In any action concerning the deposit, the burden of proving, by a fair preponderance of the evidence, the reason for withholding all or any portion of the deposit shall be on the landlord." revisor.mn.gov

Rent increase notice can be no shorter than the notice the lease requires from the tenant Verified
Deadline: Ongoing requirement with no fixed date
If the lease sets a notice period for the tenant to give notice of moving out, any notice of a rent increase you give must be at least that long.
Who it covers: Minnesota has no statewide minimum rent-increase notice beyond this and the lease terms; a periodic tenancy generally needs the change to follow proper notice under § 504B.135.
"This section applies to a residential lease that provides a time period for the landlord to give notice to quit the premises or notice of a rent increase that is different than the time period the tenant is required to give for notice of intention to quit the premises." revisor.mn.gov
"The landlord may not give a notice to quit the premises or notice of a rent increase that is shorter than the time period the lease provides for the tenant to give notice of an intention to quit the premises." revisor.mn.gov
Notes: Minn. Stat. § 504B.147.

Deadline: At least 30 days before the lease ends
A periodic tenancy at will ends by written notice at least as long as the interval between rent due dates, or three months if shorter; for monthly rent, about one month. A lease may not give the landlord a shorter notice period than the tenant's.
"A tenancy at will may be terminated by either party by giving notice in writing. The time of the notice must be at least as long as the interval between the time rent is due or three months, whichever is less." revisor.mn.gov

Notes: Minn. Stat. §§ 504B.135, 504B.147. The calendar uses 30 days as an approximation of one monthly rent interval (computed); check the actual rent period.
